How Does It Work?

In most cases, through a ‘Trace and Access’ claim you can be fully reimbursed under your building insurance cover. ‘Trace and Access’ covers the costs associated with locating (trace) and reaching (access) the leak. In some cases, this can include removing floor finishes and excavating concrete floors. Most insurance companies provide £5,000,00 in trace and access coverage. (Contact your building insurance provider for further details regarding this.)

To facilitate an insurance claim, Pro Leak Detection will provide you with a written report including photographs and an invoice within 48 hours of our engineers visit to your property. To check if you have trace and access coverage in your building insurance, please review the ‘Escape of Water’ section in your policy.

Making a Claim

Some insurance policies require water damage to make a ‘Trace and Access’ claim. Some obvious signs of water damage such as: peeling paint, bubbling or warped flooring may still not be evident in some properties.

In 99% cases a leak will have caused significant dampness which is considered water damage and therefore, require drying. As part of our leak detection services, we provide a written report with photographic evidence of water damage, detailing moisture readings to confirm dampness.

Water Damage Assessment

Once a leak has been located in your property, it should validate an ‘Escape of Water’ insurance claim. An undetected leak may have caused damage that requires specialist drying. This damage may not be immediately visible however, it can lead to secondary issues such as: mould, condensation, wood-rot, damaged plaster and spoiled decoration if left unaddressed.

We can provide a water damage assessment including moisture mapping to identify any hidden damage. We can also provide an estimate and a detailed damage repair schedule.

Our leak detection engineers in are experienced working with insurance companies and/or loss adjustors to agree on the scope and direction of repairs.
